Project Experience

John P. Healy, the principal of HealyCM, LLC, has over twenty-nine years of experience in the design and construction of large industrial and commercial projects. This experience includes all aspects of project development, beginning with the identification of new business opportunities and continuing on through design, management and construction. Representative work experience includes both design-bid-construct and design-build projects for knowledgeable clients with narrow budgets and aggressive schedules. The following is a synopsis of Mr. Healy's project experience.

HealyCM, LLC (South Plainfield, NJ) - President
As principal, Mr. Healy has provided construction project management services both directly to project Owners and on a consulting basis through other construction management firms. Responsibilities have included the complete management and coordination of single and multiple prime contracts, the negotiation of change orders, assisting with value-engineering concepts and the resolution of schedule and cost claims.

Yonkers Industries (Lawrenceville, NJ) - Senior Project Manager
As Senior Project Manager, responsibilities included the complete management of various projects on a pharmaceutical research campus, including managing the staff of project engineers, estimators and superintendents. Coordinated efforts of A/E firms in developing project scope and preparation of preliminary funding estimates. Prepared overall project schedules and bid packages. Negotiated and awarded multiple prime contracts, and managed the construction efforts.

Hall Construction Co., Inc. (Farmingdale, NJ) - Senior Project Manager
As Senior Project Manager, responsibilities included the management of all trades in the restoration of an historic courthouse for the County of Essex under a lump sum contract. Coordinated efforts of multiple subcontractors performing restoration work with construction activities of a separate prime contractor. Responsibilities included negotiating change order work with the Owner and trade subcontractors. Developed and successfully implemented an aggressive project schedule.

EI Associates (Cedar Knolls, NJ) - Senior Account Executive
As Senior Account Executive, responsibilities included the management of the entire client relationship, from developing new business opportunities on through ensuring the successful completion of projects. Negotiated contract terms and costs with clients and monitored the performance of the work to ensure client satisfaction.

The Austin Company (South Plainfield, NJ and Cleveland, OH)

Manager of Business Development
As Manager of Business Development, responsibilities included the identification of prospects and the development of new business opportunities. Duties included preparing and presenting qualifications and proposals for both private and government projects. Negotiated contract terms and costs with clients and monitored the performance of the work to ensure client satisfaction.

Project Executive
As Project Executive, responsibilities included the management of multiple design-only and design-build projects for a single client. Developed preliminary project scope, schedule and budget, and managed the design and engineering effort. Lead the procurement/subcontracting process and organized construction activities. Work included managing project costs and negotiating owner change orders.

Project Manager
Responsibilities as a project manager have included the overall management of design and construction projects ranging from minor engineering studies up to full service design-build projects of over $30 MM. Duties included the administration of engineering and construction activities and obtaining state and local permits. Negotiated subcontracts and oversaw construction activities with respect to quality and safety. Responsible for control of project cost and schedule, as well as the management of client relations, including the negotiation of change orders.

Estimator/Purchasing Agent
In the estimating department, responsibilities included the preparation of lump sum estimates for new projects as well as reviewing subcontractor change order claims. Duties in purchasing included the prequalification of prospective bidders and the preparation and issuance of bid documents. Negotiated subcontract costs and terms, and coordinated the shop drawing review/approval process.

Architectural Designer
As an architectural designer, work included the final design and detailing of various large projects, ranging from airplane hangars to corporate offices. Coordinated design work with field personnel and subcontractors. Work included shop drawing review and technical bid reviews prior to the issuance of subcontracts.

Marietta Design Associates (Plainfield, NJ) - Architectural Designer
Work effort included architectural design services for health care facilities and commercial projects, including shop drawing review and coordination with consulting engineers.

CUH2A (Princeton, NJ) - HVAC Designer
Responsibilities included drafting, HVAC load calculations and the design of minor HVAC systems. Developed standardized detail system as precursor to CAD system.

A.J. O'Sullivan, P.A. (Flemington, NJ) - Architectural Designer
Work included the preparation of architectural working drawings and preliminary site drawings for commercial projects.

Jerry R. Rippa Associates, Inc. (Plainfield, NJ) - Architectural Draftsman
Responsibilities included drafting and detailing of residential and small commercial projects.
